Part Time BOQ Specialist For Interior Fit-Out Project - Must Know Bahrain Material Prices

We are looking for a highly experienced and detail-oriented BOQ (Bill of Quantities) Specialist to fill in the pricing for an interior fit-out project based in the Kingdom of Bahrain.
The client has provided a detailed 13-page BOQ in Excel format, along with reference images and drawings. Your task is to analyze all items, apply accurate unit rates based on current market prices for materials and labor in Bahrain, and return a fully priced, professional Excel sheet.

This is not a design role; it is a precise costing exercise. The successful candidate MUST have proven experience with interior construction projects and, crucially, an up-to-date knowledge of material and subcontractor costs within Bahrain.

Scope of Work:
The freelancer will be required to:
1. Carefully review all provided documents: the 13-page Excel BOQ, reference images, and any accompanying drawings.
2. Perform a detailed take-off and analysis of all listed items to fully understand the scope.
3. Apply accurate and current unit rates for every single line item in the BOQ. This includes, but is not limited to, costs for:
o Materials: Wood (MDF, laminated, fire-rated), metal studs, drywall, glass (tempered), plexiglass, Corian, sanitary ware, ironmongery (door handles, hinges, etc.), paints, LED lighting (strips, diffusers), acrylic signage, and all other specified materials.
o Labor: Installation costs for all elements (carpentry, joinery, glass fitting, plumbing, electrical for low-voltage lighting, metalwork, etc.).
o Subcontractor Items: Specialist works like shopfront glazing, custom signage fabrication, and sanitary fitting installation must be accurately priced.
4. Ensure all necessary fittings, accessories, and incidentals are included in the pricing.
5. Provide a clear and well-organized final Excel sheet with separate columns for unit rates and total costs for each item.
6. The final priced BOQ must be comprehensive and ready for immediate submission to a client for project quotation.

Key Project Elements to Price (Based on Provided BOQ):
• Door Works: Various single leaf, double swing, and custom arched doors with specific finishes (paint, peach/silver/blue panels, golden/silver frames, fire-rated).
• Shopfront Works: Metal framework, MDF cladding, large-format tempered glazing, and 3D illuminated acrylic signage.
• Custom Joinery & Millwork: Reception desk, bar counter, vanity counters, decorative arches, arch niches, hanging shelves, and pedestals.
• Decorative Elements: Hanging features, cornices, mushroom columns, and entrance frames, many with integrated LED lighting.
• Fencing: Plexiglass panels with wooden handrails for play areas.
• Toilet Accessories: Full set of sanitary fittings (WCs, urinals, sinks), sensor mixers, mirrors with LED, and vanity counters.

Required Skills and Experience:
• Must have: Proven experience preparing detailed BOQs for interior fit-out and construction projects.
• Non-negotiable: Current, firsthand knowledge of raw material prices, labor rates, and subcontractor costs within the Kingdom of Bahrain. Applications without this specific experience will not be considered.
• Advanced proficiency in Microsoft Excel.
• Ability to read and interpret technical drawings and specifications.
• Strong understanding of construction methods and material specifications.
