Maintenance Supervisor – Facilities and Maintenance (Chillers Experience)
Job Summary
The Maintenance Supervisor is responsible for overseeing and coordinating maintenance and repair activities within the facility, with a specific focus on HVAC systems, including chillers. This role involves planning and executing preventive maintenance, managing a team of technicians, and ensuring that all equipment and systems operate efficiently to meet safety and performance standards.
Key Responsibilities
Facility Maintenance
Supervise the maintenance of building systems, including HVAC, electrical, plumbing, and mechanical systems.
Monitor and maintain the performance of chillers, cooling towers, pumps, and associated equipment.
Ensure that all facility-related assets are maintained in optimal condition.
Chiller Maintenance
Oversee routine inspections, servicing, and repair of chillers and related HVAC systems.
Diagnose and troubleshoot issues in chillers, ensuring timely and effective solutions.
Monitor refrigerant levels, compressor performance, and system efficiency.
Schedule and execute preventive maintenance programs for chillers and HVAC systems.
Team Management
Lead, train, and supervise a team of maintenance technicians and contractors.
Assign daily tasks, monitor progress, and ensure quality standards are met.
Conduct performance evaluations and provide feedback to team members.
Compliance and Safety
Ensure adherence to safety standards, procedures, and regulations during maintenance activities.
Maintain proper documentation of inspections, maintenance schedules, and repair records.
Ensure compliance with environmental standards for refrigerant handling and disposal.
Inventory and Budget Management
Monitor and manage inventory levels of spare parts, tools, and consumables.
Prepare and manage maintenance budgets, optimizing costs while maintaining high service levels.
Coordinate with vendors and suppliers for procurement of equipment and services.
Coordination and Reporting
Liaise with other departments to ensure maintenance activities align with operational requirements.
Provide regular updates and reports on maintenance activities, equipment performance, and team productivity.
Collaborate with external contractors and service providers as needed.
Qualifications and Skills
Education and Certification
Diploma or Bachelor’s degree in Mechanical Engineering, Facilities Management, or a related field.
Certification in HVAC systems and/or chiller maintenance (preferred).
Experience
Minimum of 5–7 years of experience in facilities maintenance, with at least 3 years in a supervisory role.
Hands-on experience with chiller systems, cooling towers, and HVAC systems.
Technical Skills
Strong knowledge of chiller operation, repair, and preventive maintenance.
Proficiency in using maintenance management software (CMMS) and diagnostic tools.
Ability to read and interpret blueprints, schematics, and technical manuals.
Soft Skills
Excellent leadership and team management skills.
Strong problem-solving and decision-making abilities.
Effective communication and interpersonal skills.
Work Environment
Primarily based at the facility, with occasional travel to other sites if required.
Ability to work in varying environments, including outdoors and mechanical rooms.
Availability for on-call duties and emergencies outside regular working hours.
